These are AreaPro six-month averages, not monthly medians, so don’t line them up against the Florida table above. Median sale price and price per square foot weren’t available in this month’s pull. Compare these towns to each other. Gulf Shores and Orange Beach cover all property types; the others cover residential and condo / townhome. Data as of November 1, 2026.

How to read it

Price and speed are different things. The cheapest town is not the fastest: Pensacola took a typical 36 days, while Gulf Breeze (Midway), at a higher median, took 33. A buyer’s leverage comes from supply and days on market, not from the sticker.

Supply is the number that decides a negotiation. Anything under three months means multiple offers are normal and a full-price offer is the floor. Anything over six means you can ask for repairs, closing costs, or time, and usually get one of them.

The base decides the shortlist before the price does. Every town here draws the same Pensacola BAH rate, so for a military family the cheaper town is straight savings, but only if the commute works. The PCS guide walks through that order.

If you’re buying

Start with the towns whose supply is above four months; that is where you have time and leverage. Cross-shop the pair you’re torn between with the comparison pages: Pace vs Milton, Navarre vs Perdido Key, and on the Alabama side Fairhope vs Daphne. Across the state line, from one source: Gulf Breeze vs Gulf Shores and Pensacola vs Gulf Shores.

If you’re selling

If your town is under three months of supply, price at the market and expect full asking. If it is over five, the listings you compete with are the story, and pricing right on day one matters more than anything you do afterward.
