Buying a home on the Gulf Coast
Buying on the Gulf Coast comes with a few questions that don’t come up anywhere else. Flood zones and insurance. Whether a house in Pace or Navarre makes sense for a commute to the base. Whether you’re buying for two years or twenty. The answers change the right house completely, so I ask them first.
If you’re moving on military orders
A PCS to NAS Pensacola, Whiting Field, Corry Station or Hurlburt Field usually means a tight window and a lot of unknowns. A few things worth knowing before you start scrolling listings:
- BAH goes further in some places than others. Pace and Milton buy more house per dollar than Gulf Breeze, and the commute to Whiting Field from Pace is short.
- Flood zone matters more than the listing photos. Two houses on the same street can carry very different insurance costs. I check this before we drive out, not after you fall in love with it.
- A two-year window changes the math. If you may sell again soon, buy the house that resells, not the one with the most character.
