How to read it

Price and speed are different things. The cheapest town is not the fastest and the priciest is not the slowest. Milton and Gulf Breeze Proper & Pensacola Beach tell you that a buyer’s leverage comes from supply and days on market, not from the sticker.

Supply is the number that decides a negotiation. Anything under three months means multiple offers are normal and a full-price offer is the floor. Anything over six means you can ask for repairs, closing costs, or time, and usually get one of them.
