In September 2026, 708 homes sold across the Pensacola-area cities we track at a median of $320,000, taking a typical 47 days. Sellers got a median of 99.0% of asking. Those regional numbers hide a lot of variation: Milton was the fastest at 36 days and Gulf Breeze Proper & Pensacola Beach the slowest at 130.

What the table actually tells you

Milton has the least supply. 3.2 months, with a 36-day median and sellers getting 100.0% of asking. It is the closest thing to a seller’s market on the Florida side this month.

Navarre has the most room to negotiate. 5.8 months of supply, with 185 homes listed against 32 sales. That is the leverage a buyer has in September.

Price and speed don’t move together here. Pensacola was the cheapest at $295,000; Gulf Breeze Proper & Pensacola Beach the most expensive at $772,500. The fastest market was Milton at 36 days — a seller who assumes an expensive home sells quickly will be disappointed.

Gulf Breeze is really two markets. The mainland Midway side (32563) sold at a median of $385,000. The peninsula and Pensacola Beach (32561) sold at $772,500 — and at $437 per square foot against $207. They share a name and almost nothing else, which is why they’re reported separately.

The spread is wide. $477,500 separates the cheapest and most expensive areas — which is why “what does a house cost in Pensacola” has no useful single answer.

Baldwin County, Alabama

The Alabama side splits in two: working towns where around a fifth of listings are under contract, and resort towns where fewer than one in ten are.

Baldwin figures come from AreaPro and cover a rolling six-month period using averages; the Florida figures are single-month medians from the Pensacola MLS.
