What Gulf Breeze homes sold for in September 2026

Gulf Breeze is two markets with one name, so here they are side by side.

September 2026 (Pensacola MLS) Mainland side, 32563 (Midway, Tiger Point) Peninsula + Pensacola Beach, 32561
Homes sold 55 24
Median sale price $385,000 $772,500
Median price per sq ft $207 $437
Median days on market 41 130

Homes for sale (Sep 23) 190 119

Under contract (Sep 23) 100 27
Months of supply 3.5 5.0
August median, for direction $378,900 $685,000

32561 had only 24 sales, so one or two big closings move the median a lot. Read the August to September jump ($685,000 to $772,500) loosely.

32561 blends the City of Gulf Breeze with Pensacola Beach. There is no city-limits-only median yet.

Full month for each side: mainland · peninsula and beach.

Which Gulf Breeze is your house in?

The City of Gulf Breeze is the incorporated city on the peninsula. It had 6,302 people in the 2020 Census, and the Census Bureau’s Vintage 2025 estimate is 7,067 as of July 1, 2025. The city is about 4.7 square miles of land. All of the city is in ZIP 32561.

32561 also takes in Pensacola Beach. Pensacola Beach is in Escambia County, and Escambia County owns the land and leases the lots. It runs on its own flood-insurance rating, and it’s on Escambia County’s flood map.

32563 is the mainland side: unincorporated Santa Rosa County with a Gulf Breeze mailing address. The Census places Midway, Tiger Point, Oriole Beach and Woodlawn Beach entirely inside 32563.

That split is why one “Gulf Breeze median” is the wrong number. Different buyer pools, $207 a square foot versus $437 in September, and different flood-insurance discounts.

The longer read on the two sides is the Midway vs Gulf Breeze proper comparison. If you’re moving here rather than pricing a house you already own, start with the Gulf Breeze moving guide and the buying page.

Detached only; subdivisions with at least eight sales. Across all of Gulf Breeze, 729 detached sales, median $465,000.

Deer Ridge Crossing, Heathers Place and Roman Oaks are on the Midway side. I don’t have a sourced side for the other neighborhoods, so this table doesn’t assign one.

What moves the number on a Gulf Breeze house

Which side you’re on. In September, mainland sales were $207 a square foot and peninsula and beach sales were $437.

Age of the house. Mainland homes that sold were built around 2017 on average. Peninsula sales were built around 1998. Newer stock on the mainland side competes with builders. Deer Ridge Crossing was built 2025–2026.

Where you sit in the price mix. Of the mainland September sales, 4 were under $250,000, 18 were $250,000–$350,000, 19 were $350,000–$500,000, and 14 were above $500,000. On the peninsula and beach it was 2, 2, 1 and 19.

Pricing from day one. On the mainland, 22 of 55 sold in under 30 days and 24 took more than 60. On the peninsula and beach, 3 of 24 sold in under 30 days and 17 took more than 60. Mainland homes closed at 100.0% of asking. Peninsula and beach homes closed at 96.1%. The discounting happens to homes that started too high.

Competition right now. As of September 23, there were 190 listings on the mainland side and 119 on the peninsula and beach.

Condition, updates, lot and water. That’s why I need to see it. I don’t have a sourced waterfront premium, so I won’t invent one.

Flood zones and flood insurance

Buyers ask about this before they make an offer. The Gulf Breeze guide covers flood insurance. Here is only how it shows up in a price.

On FEMA’s Community Rating System list effective October 1, 2026, the City of Gulf Breeze is Class 6, which is a 20% discount. Unincorporated Santa Rosa County, including Midway and Tiger Point, is Class 5, a 25% discount. Pensacola Beach, under the Santa Rosa Island Authority, is also Class 5, a 25% discount. The discount applies to National Flood Insurance Program Regular Program policies in that community, in or out of a high-risk zone.

Santa Rosa County’s flood map has been effective since November 19, 2021. That’s FEMA map 12113C, and a few 2006 panels are still in effect. The zone is set by the exact address, so I check your panel as part of the valuation. Pensacola Beach is on Escambia County’s map.

If you have an elevation certificate or your current flood policy declarations, have them ready. Buyers and lenders will ask.

How my valuation works

  1. You send the address, on the form above, or by call or text.
  2. I pull the closed sales from the Pensacola MLS on your side of Gulf Breeze and, where there are enough, in your neighborhood.
  3. I adjust for size, age, updates, lot and water, and check what you’d be competing against today, meaning the active and under-contract listings.
  4. You get a number and a short note on how I got there, usually within one business day. No obligation, and no drip campaign.
  5. If you’re serious about selling, I’ll walk the house before we set a list price.

An online estimate doesn’t know what you updated, and it often doesn’t know which Gulf Breeze you’re in.

If selling is the plan, the selling page is the longer version of how I’d price it. Want the Gulf Breeze numbers every month? That’s the newsletter.

Questions people ask about Gulf Breeze home values

How much is my Gulf Breeze home worth? It depends first on which side of Gulf Breeze you’re on. In September 2026, the median sale was $385,000 on the mainland side (32563) and $772,500 on the peninsula and Pensacola Beach (32561). Your street, size, age and condition move it from there, so send me the address and I’ll run it against real closed sales.

What is the median home price in Gulf Breeze, FL? There are really two. In September 2026, 55 homes sold in 32563, the Midway and Tiger Point side, at a median of $385,000, and 24 sold in 32561, the peninsula and Pensacola Beach, at $772,500. Over the last twelve months, all 729 detached sales across Gulf Breeze had a median of $465,000.

What county is Gulf Breeze, FL in? Gulf Breeze is in Santa Rosa County. That covers the City of Gulf Breeze on the peninsula and the unincorporated mainland side, Midway and Tiger Point, which share the Gulf Breeze mailing address. Pensacola Beach also uses the 32561 ZIP code, but it’s in Escambia County, which matters for property taxes and flood maps.

What ZIP code is Gulf Breeze, FL? Gulf Breeze has two. 32561 is the peninsula, which holds all of the City of Gulf Breeze, and it also covers Pensacola Beach. 32563 is the mainland side, which takes in Midway, Tiger Point, Oriole Beach and Woodlawn Beach. My Gulf Breeze market numbers are reported by those two ZIP codes.

How long does it take to sell a house in Gulf Breeze? On the mainland side (32563), the median was 41 days in September 2026, and 22 of 55 homes sold in under 30 days. Does the flood zone affect what my Gulf Breeze house is worth? It affects what a buyer pays to own it, and buyers notice that. The City of Gulf Breeze gets a 20% flood insurance discount and unincorporated Santa Rosa County gets 25%, on FEMA’s October 1, 2026 list. The flood zone is set by your exact address on the county’s flood map, so I check it on every valuation.
