In August 2026, 703 homes sold across the Pensacola area at a median of $329,900, taking a typical 37 days. Sellers got a median of 99.3% of asking. But those regional numbers hide enormous variation: a home in Pace sold in 30 days at full asking price, while a home in Navarre took twice as long.

Months of supply is how long it would take to sell every listed home at the current pace. Under four months generally favours sellers. Over six favours buyers.

What the Florida table tells you

Pace is the strongest seller's market on the coast. The lowest supply of any city at 2.9 months, a 30-day median, and sellers getting 100% of asking. If you own in Pace and you've been waiting for a good moment, this is one.

Perdido Key is the clearest buyer's market on the Florida side. Six months of supply — double Pace — and listings sitting a median of 96 days. That's normal for a beach market where much of the inventory is second homes whose owners aren't in a hurry, but the leverage is real.

Price and speed don't move together here. Gulf Breeze Midway is mid-priced and the fastest market at 28 days. Navarre is the most expensive on the Florida side and the slowest at 60. Paying more doesn't mean waiting less.

Gulf Breeze is really two markets. The mainland Midway side sold at a median of $378,900. The peninsula and Pensacola Beach sold at $685,000 — and at $500 per square foot against $214. They share a name and almost nothing else, which is why they're reported separately.

Two cities got full asking price. Milton and Pace both closed at a median of 100% of list. Nothing off.

The cheapest and most expensive are 30 minutes apart. Pensacola's median was $278,500. Navarre's was $457,678. That's a $179,000 spread across a short drive — which is exactly why 'what does a house cost in Pensacola' is a question with no useful single answer.

Baldwin County, Alabama

The Alabama side of the coast is a genuinely different market, and it splits in two: working towns where a quarter of listings are under contract, and resort towns where fewer than one in ten are.

These numbers are not directly comparable to the Florida table above. Baldwin figures come from AreaPro and cover a rolling six-month period using averages; the Florida figures are single-month medians from the Pensacola MLS. Averages run higher than medians, and a six-month window smooths out short-term movement. Compare Baldwin cities to each other, and Florida cities to each other.

Daphne is a $240,000 discount to Fairhope — fifteen minutes apart, same school system, and Daphne is the healthier market of the two on every measure: faster, lower supply, twice the pending ratio.

Gulf Shores has the deepest inventory anywhere on this coast, Florida included — 7.5 months, with 834 homes listed and 77 under contract.

Orange Beach is the most expensive market covered here, at $943,923 across all property types and $1,130,882 for single-family homes alone. It's also among the slowest, at 117 days.

If you're deciding where to look

Most house for the money: Pensacola and Cantonment on the Florida side, Foley and Daphne in Alabama.

Most negotiating room: Gulf Shores and Orange Beach, then Perdido Key — the three deepest inventories relative to sales.

Move fast or lose it: Pace and Gulf Breeze Midway. Under a month, at or near asking.

New construction: Milton and Pace are heavily new-build. Pensacola, Gulf Breeze and the Baldwin beach towns are established housing stock.
