Gulf Breeze (Midway) moved fastest at a typical 28 days; Navarre took 60. The most room to negotiate was in Perdido Key, at 6.0 months of supply; the tightest market was Pace at 2.9.

How to read it
Price and speed are different things. The cheapest town is not the fastest and the priciest is not the slowest. Gulf Breeze (Midway) and Navarre tell you that a buyer’s leverage comes from supply and days on market, not from the sticker.
Supply is the number that decides a negotiation. Anything under three months means multiple offers are normal and a full-price offer is the floor. Anything over six means you can ask for repairs, closing costs, or time, and usually get one of them.
The base decides the shortlist before the price does. Every town here draws the same Pensacola BAH rate, so for a military family the cheaper town is straight savings, but only if the commute works. The PCS guide walks through that order.
