Moving to Pensacola, Florida: what to know before you buy
Updated September 2026. Every number below carries its month and source.
Pensacola is the city everyone else on this coast is “near.” It is also the cheapest place to buy a house on the Florida side, the oldest, and the least uniform: the same city holds $280,000 ranches in Scenic Heights and $545,000 bungalows in East Hill, sometimes fifteen minutes apart. The neighborhood matters more here than anywhere else in this guide series, which is why most of this page is about neighborhoods.
I’m relocating to the Pensacola area myself and did this research for my own move. Every number below has a date and a source.
What it costs right now
In August 2026, homes inside the city sold at a median of $278,500, taking a typical 34 days, with sellers getting 98.5% of asking. Months of supply was 3.8 and price per square foot was $170, the lowest on the coast. Over the last twelve months, 1,774 detached homes sold across Pensacola’s city zips at a median of $305,318. Where in Pensacola the homes actually sold
The MLS files Pensacola’s neighborhoods under their old plat names, so East Hill shows up as “New City Tract” and the near-downtown blocks as Belmont, Maxent and East King tracts. These are the ones with at least twenty closed detached-home sales in the last twelve months (September 2025 through September 2026).

Detached homes only. Each of these has its own page under neighborhoods. The spread from Woodridge Manor to East Hill is the reason a single “Pensacola median” tells you almost nothing about the house you’ll actually buy.
Three reads from that table. East Hill is its own market: $316 a foot against $170 for the city, a hundred-plus sales a year, and 46 homes for sale right now, which is more choice than anywhere else in the city. Cordova Park is the established family neighborhood, mid-century homes selling in under a month at a $465,000 median. Scenic Heights is the value play, 1960s and 70s ranches near the bay at $289,000 and 22 days to sell.
Schools
Escambia County Public Schools earned an A district grade in the state’s 2025-26 grades, released July 1, 2026, and no Escambia school graded below a C. Tate High School, Beulah Middle, Ernest Ward Middle and Blue Angels, Lipscomb, Montclair and Scenic Heights elementaries earned an A. Pensacola’s in-town high schools were not in the release I could read; check the Florida Department of Education report cards for the specific school zone before you decide. Grades are reissued every summer.
Cost of living and jobs
Escambia County’s median household income was $67,500 in 2024, well under Santa Rosa’s $91,922, and 64.8% of households own their home. The median owner-occupied home was valued at $257,200, up about 10% in a year, and the average commute is 23.5 minutes, the shortest in the area (U.S. Census Bureau via Data USA). Health care is the largest employer, led by Baptist Health Care and Ascension Sacred Heart, with Navy Federal Credit Union, the University of West Florida and the Navy installations behind them. The metro’s unemployment rate was 4.9% in June 2026 (Bureau of Labor Statistics).
Which part of Pensacola, by base
- NAS Pensacola: the west side and Perdido Key are closest to the gates; East Hill and downtown are the choice if you want to live in the city and drive.
- Corry Station: East Hill, North Hill and the near west side keep the drive short.
- Whiting Field: don’t. Live in Milton or Pace.
Who Pensacola fits
- Buyers who want a real city: walkable East Hill and downtown, the older housing stock, the restaurants.
- Value buyers who’d rather have a 1970s ranch in Scenic Heights or Woodridge Manor for under $300,000 than a new build in a subdivision.
- Corry Station and NAS Pensacola people who want the shortest commutes on the coast.
Who it doesn’t fit: anyone who wants new construction with a yard at a family price. That’s Pace and Milton. And anyone commuting to Hurlburt or Eglin, which is Navarre.
Flood zones and insurance
The city sits on Pensacola Bay and Bayou Texar, and the low blocks near both are in flood zones. The City of Pensacola carries a 15% Community Rating System discount on flood premiums and unincorporated Escambia County 20%, as of April 2026, the smallest discounts in the area. The premium is set by the exact address, and in the older neighborhoods the roof age and the wind coverage matter as much as the flood zone. Get the FEMA map and a real quote on the specific house before you offer.
The costs nobody puts in the listing
- Hurricane deductible. A separate deductible of $500, 2%, 5% or 10% of your dwelling coverage (Florida Statute 627.701). On a $300,000 dwelling limit, 2% is $6,000 out of pocket before the policy pays.
- Old roofs. Much of East Hill and the near-downtown tracts were built before 1950. Insurers care about roof age more than anything else on the house; a 20-year-old roof can cost you the policy.
- Selling costs later. Florida documentary stamp tax is 0.70% of the sale price. A VA buyer is about 4% round trip before commission.
Florida deadlines once you arrive
- Driver license: 30 days after establishing residency (Florida Highway Safety and Motor Vehicles).
- Vehicle title and registration: 10 days, with a Florida-licensed insurance policy first (FLHSMV).
- Homestead exemption: apply by March 1, owning and living in the home as of January 1. Escambia County Property Appraiser for city and county addresses.
Questions people ask about Pensacola
Is Pensacola cheap to live in? For housing, it’s the cheapest city on this coast: a $278,500 median in August 2026 and $170 a foot. East Hill is the exception.
What’s the best neighborhood in Pensacola? Depends on the question. Most sales and most choice: East Hill. Family homes that move fast: Cordova Park. Value: Scenic Heights. The numbers for each are above.
Is East Hill expensive? Yes for Pensacola. A $544,500 median and $316 a foot over the last year, nearly double the city’s price per foot.
Is Pensacola in a flood zone? The bayfront and bayou blocks are. The city carries the smallest flood-insurance discount in the area (15%), so check the exact address.
