Moving to Navarre, Florida: what to know before you buy
Updated September 2026. Every number below carries its month and source.
Navarre is the last town in Santa Rosa County before the Okaloosa line, and the first one that looks east to Hurlburt Field and Eglin instead of west to Pensacola. It has a beach with no high-rises to speak of, a huge master-planned neighborhood called Holley by the Sea, and the slowest-moving market on the Florida side of the coast. That last part is a feature if you’re buying and a thing to plan for if you’re selling.
I’m relocating to the Pensacola area myself and did this research for my own move. Every number below has a date and a source.
What it costs right now
In August 2026, 44 homes sold in Navarre at a median of $457,678, taking a typical 60 days, the longest of any town on the coast that month. Sellers got 99% of asking. There were 183 homes for sale at a median list price of $550,000, about 4.2 months of supply, and 65 under contract. Price per square foot was $228.
Over the last twelve months, 429 detached homes sold at a median of $449,900. The current numbers are on the Navarre market page, updated monthly.

Why Navarre sells slowly, and why that isn’t bad news
Navarre’s median is the highest on the coast outside the Gulf Breeze peninsula, and its homes are big: the typical detached sale over the last year was about 2,050 square feet. Bigger, pricier homes draw a smaller, more patient pool of buyers, so they sit longer even when supply is moderate. Sellers still got 99% of asking. The read is not “nobody wants Navarre.” It’s “the buyers who want Navarre take their time.” If you’re buying, that time is yours to use.
Where in Navarre the homes actually sold
Navarre has fewer named subdivisions than Pace or Milton and one that dwarfs the rest. These are the ones with at least eight closed detached-home sales in the last twelve months (September 2025 through September 2026), from the Pensacola MLS.

Detached homes only. Holley by the Sea alone is a quarter of the town’s sales, and it sold in a typical 24 days against 60 for the town, which tells you where the demand is. It has its own page.
Schools
Santa Rosa County District Schools is an A-rated district in the state’s 2025-26 grades, released July 1, 2026. Navarre High School, West Navarre Intermediate, Woodlawn Beach Middle and East Bay K-8 all earned an A this year. Grades are reissued every summer; check the year.
Cost of living and jobs
Santa Rosa County’s median household income was $91,922 in 2024 and 80.6% of households own their home (U.S. Census Bureau via Data USA). Navarre’s economy points east: Hurlburt Field, Eglin Air Force Base and the contractors around them are the big employers for people who live here, with Pensacola’s hospitals and Navy Federal a long drive the other way. The Pensacola metro’s unemployment rate was 4.9% in June 2026 (Bureau of Labor Statistics).
BAH, and the Hurlburt gap
Navarre sits in the Pensacola military housing area, FL064, so a Hurlburt or Eglin airman living here draws the Fort Walton Beach rate, FL056, which is higher ($2,433 a month for an E-5 with dependents in 2026, against $1,863 in the Pensacola area). BAH follows the duty station, not the house. That is the single best reason Navarre exists for military families: a Hurlburt paycheck buying in a Pensacola-priced town. Who Navarre fits
- Hurlburt and Eglin families who want a beach town without Destin prices.
- Buyers who want space. The typical home here is bigger than anywhere else on the Florida side except the Gulf Breeze peninsula.
- Anyone who likes a slow market. Sixty days to sell means offers get considered, not stacked.
Who it doesn’t fit: anyone commuting to NAS Pensacola or Whiting Field daily. It’s the far end of the county from both.
Flood zones and insurance
Navarre is bounded by Santa Rosa Sound and the East Bay River, and Navarre Beach is a barrier island. Unincorporated Santa Rosa County carries a 25% Community Rating System discount on flood premiums, applied to every policy in the community, as of April 2026. The premium is still set by the exact address, and on the beach side the wind coverage matters as much as the flood. Get the FEMA map and a real quote on the specific house before you offer.
The costs nobody puts in the listing
- Hurricane deductible. A separate deductible of $500, 2%, 5% or 10% of your dwelling coverage (Florida Statute 627.701). On a $450,000 dwelling limit, 2% is $9,000 out of pocket before the policy pays.
- Holley by the Sea has an HOA with amenities, and the dues are part of the payment. Ask for the current figure on the specific house.
- Selling costs later. Florida documentary stamp tax is 0.70% of the sale price. A VA buyer is about 4% round trip before commission.
- Navarre Beach is leasehold. Beach lots are leased from the county, not owned outright, and the lease terms change what you’re buying. Ask before you assume.
Florida deadlines once you arrive
- Driver license: 30 days after establishing residency (Florida Highway Safety and Motor Vehicles).
- Vehicle title and registration: 10 days, with a Florida-licensed insurance policy first (FLHSMV).
- Homestead exemption: apply by March 1, owning and living in the home as of January 1 (Santa Rosa County Property Appraiser).

Is Navarre expensive? The median was $457,678 in August 2026, the highest of the mainland towns on this coast. The homes are also the biggest, so the price per foot is close to Gulf Breeze’s mainland side.
