What's actually going on

There's a $43,000 gap between the median home that sold and the median home currently for sale. That isn't a sign prices are rising — it's a sign the two groups are different houses.

The homes that sold were built around 2020. The homes for sale were built around 2024. Cantonment is one of the busiest new-construction corridors in Escambia County right now, and new builds carry a premium the resale market isn't matching. You can see it in the price per square foot too: $169 for what sold, $183 for what's listed.

The days-on-market numbers say the same thing from another angle. Homes that sold took a median of 43 days. Homes still sitting have been listed a median of 61 days. What's left has been on the market longer than what sold took to sell — which is what happens when part of the inventory is priced ahead of the market.

And the market is split rather than average. Of the 87 sales, 31 sold in under a month and 32 took more than two months. There's very little in between. Price is almost always what separates those two groups.

The bulk of activity sits in one band: 48 of the 87 sales — more than half — closed between $250,000 and $350,000. Above $500,000 there were only four sales all month.

Your competition is a new build with a builder's marketing budget behind it. You won't win on finish, so you have to win on price and condition — and the 43-versus-61-day split says the market decides that quickly. Homes priced correctly here are still moving in under a month.

The encouraging part: homes in Cantonment are closing at a median of 99.4% of asking. Sellers who price to the market are getting very close to their number. The discount is happening to homes that started too high, not to homes that were priced right.
